Why Garage Doors Fail in an Illinois Winter

January is the busiest month in this trade and it is not a coincidence. What the cold actually does to springs, seals, cables and openers — and what to do in October instead.

Every garage door company in the Chicago area is busiest in January and February, and the reason is not simply that more things break when it is cold. The cold exposes problems that were already there. Understanding which is which is what lets you deal with them in October, on your own schedule, instead of at seven in the morning with a car you cannot get out.

The door frozen to the concrete

The most common winter call, and often the easiest to prevent. Meltwater runs off the car, collects in the low point at the bottom of the opening, and refreezes overnight. In the morning the rubber bottom seal is welded to the slab.

Then the opener tries to lift it. The door does not move but the opener keeps pulling, and something has to give — usually the bottom brackets, sometimes a cable, occasionally the opener's own gear.

What to do: if the door will not budge and the motor is straining, stop immediately. Break the seal loose first — warm water along the bottom edge, or a plastic scraper, or a hairdryer on the seal. Never a metal blade against the rubber, and never keep pressing the button.

What to do in autumn: check the bottom seal for cracks and hardening, and make sure the slab actually drains. A worn seal both lets water in and freezes down harder.

Springs breaking in the cold

Steel becomes less ductile as it gets colder. A spring with several years of accumulated metal fatigue that would have run on until spring will let go on the first morning at minus ten.

The cold does not cause the failure — the previous seven years of cycles do — but it reliably picks the day. This is why so many springs break in the first hard freeze of the year, and why an autumn inspection is worth more than a spring one in this climate.

Grease thickening in the bearings

Lubricant that was fine in October becomes noticeably stiffer at ten below. Bearings and rollers that were already worn now need real force to turn, the opener works harder on every cycle, and a marginal system tips over into failure.

Lubricating in autumn with a proper garage-door lithium or silicone spray — not WD-40, which is a solvent and strips what should be there — makes a real difference to how the door behaves in January.

Metal contraction and track alignment

Steel contracts in cold. Tracks, brackets and fasteners all move slightly, and a door that was on the edge of a tracking problem in September finds it in December. Doors that bind or hesitate only in cold weather usually have a track or roller issue that is present year-round and simply tighter when everything shrinks.

Road salt, and the damage you cannot see

This is the slow one, and in the long run it is the expensive one.

Salted slush comes off the car, drips onto the garage floor, and evaporates into a salt film that coats everything low down. The two casualties are the cable anchor at the bottom bracket — which is exactly where cables corrode and snap — and the bottom section of the door, where salt works through the paint from the inside edge outward. By the time rust is visible on the face of the panel, the inner skin is usually long gone.

What to do: rinse the bottom of the door and the lower track with clean water a few times over the winter when there is a mild day. It takes five minutes and it materially extends the life of the cables and the bottom section.

Openers in an unheated garage

Cold thickens lubricants inside the motor head as well, so the unit draws more current on start-up. On an older opener with a tired capacitor, that is the difference between starting and humming.

Battery backup units are also affected — battery capacity drops significantly in the cold, so a backup that would run ten cycles in summer might manage four in February. Worth knowing before you rely on it during an outage.

Rubber seals hardening

The bottom seal and the perimeter weatherstripping both stiffen and lose their flexibility below freezing. Old, hardened rubber stops sealing, which lets in drafts and snow, which makes the freezing-to-the-slab problem worse. It is an inexpensive part and an easy autumn replacement.

Insulation, and the room over the garage

If there is a bedroom or bonus room above your garage — an extremely common layout in the 1970s and 1980s subdivisions across Darien, Woodridge, Willowbrook and Lisle — the garage door is very likely the largest uninsulated surface on that side of the house.

An uninsulated single-layer steel door is effectively R-0 to R-2. A three-layer polyurethane door reaches R-12 to R-18. That is the difference the room above actually feels in January, and it is a more useful upgrade than most people expect.

The autumn checklist

Fifteen minutes in October, and most of it you can do yourself:

  • Balance test. Disconnect the opener, lift the door to waist height, let go. It should stay put.
  • Look at the springs for gaps, rust and stretched-looking coils.
  • Look at the cables at the bottom brackets, where salt does its work.
  • Check the rollers for flat spots and wobble.
  • Lubricate springs, hinges, rollers, bearings and the opener rail with a garage-door lubricant.
  • Check the bottom seal for cracks and hardening.
  • Test both safety systems. Break the photo-eye beam while closing; and lay a solid object flat on the floor in the door's path and confirm the door reverses on contact.
  • Clear the drainage at the bottom of the opening so water does not pool there.
