Insulation is not a luxury in this climate
Insulation in a garage door is measured in R-value. A single-layer uninsulated steel door is effectively R-0 to R-2. A two-layer door with polystyrene runs around R-6 to R-9. A three-layer steel-polyurethane-steel sandwich reaches R-12 to R-18 or higher, and is also substantially quieter and more rigid than the alternatives.
This matters more than people expect. An attached garage shares a wall — and very often a ceiling — with living space, and in most homes around here the garage door is the single largest uninsulated surface on the house. If there is a bedroom or bonus room over the garage, insulation in the door is what stops that room being cold all winter. Polyurethane also bonds to both steel skins, which makes the panel stiffer and better able to shrug off a stray basketball.
Styles that actually suit the housing here
The western suburbs are not architecturally uniform, and door choice should follow the house. On the 1970s and 1980s subdivision homes that dominate Darien, Woodridge, Willowbrook and Lisle, a clean raised-panel or flush steel door in a colour matched to the trim is usually the right and cost-effective answer.
On older streets — the pre-war grid in La Grange, the Villa Park bungalows and Sears kit homes, the historic core of Hinsdale and Elmhurst — carriage-house styling with overlay boards and decorative hardware reads correctly where a modern raised panel does not. These are also the streets where detached garages and narrow single-bay openings are common, which changes the hardware as much as the look.
On the larger and newer homes in Oak Brook, Burr Ridge and the teardown-rebuild streets of Hinsdale and Clarendon Hills, matched multi-bay sets and full-view aluminium and glass doors are what fit. Getting three or four doors to match exactly across a garage is its own job, and it is worth doing in one order rather than piecemeal.
What a proper installation includes
We measure the rough opening, headroom, backroom and sideroom before ordering, because a door that does not fit the headroom needs a low-headroom track kit and that has to be specified up front, not discovered on installation day. We remove and dispose of the old door and hardware.
New track, new hinges, new rollers and a torsion spring sized to the actual weight of the new door go on with it. Reusing an old spring on a new door is a false economy — a heavier insulated door on a spring sized for the old lightweight one will be unbalanced from day one and will take the opener with it. New weather seal at the bottom and around the perimeter goes on as part of the job, and we set the opener's travel and force to the new door before we leave.
Common questions
How long does a new garage door take to install?
The installation itself is typically four to six hours for a single door, longer for a matched multi-bay set. The lead time on the door is the longer part — stock doors commonly arrive within one to two weeks, and custom sizes, colours and carriage styles take longer.
What R-value do I need in Illinois?
If the garage is detached and unheated, insulation is mostly about noise and rigidity and a mid-range door is fine. If the garage is attached, and especially if there is living space above it, a three-layer polyurethane door in the R-12 and above range is the one worth paying for. It is the difference you feel in the room over the garage in January.
Do I need a new opener with a new door?
Not necessarily, but a new insulated door is heavier than the uninsulated one it replaces. If your opener is already near its limit or over about fifteen years old, that extra weight will finish it. We weigh the new door and tell you plainly whether the existing opener is up to it.
Do you handle the permit?
Requirements vary across DuPage County municipalities and a like-for-like door replacement often does not need one. New openings and structural changes do. We will tell you what your village requires for your specific job.
