Choosing the drive type

Chain drive is the traditional choice: a metal chain pulls the trolley along the rail. It is the least expensive and the most durable, and it is also the loudest. On a detached garage, or where nobody sleeps above or beside the garage, it remains a perfectly sensible choice and it will outlast the alternatives.

Belt drive uses a reinforced rubber belt instead of a chain. It is significantly quieter, which matters in the many homes across this area where a bedroom sits directly over the garage — a very common layout in the 1970s and 1980s subdivisions in Darien, Woodridge and Willowbrook. It costs more and is the right answer far more often than not.

Wall-mount jackshaft openers do away with the overhead rail entirely and mount on the wall beside the torsion shaft. They free up the entire ceiling, which is what you want in a garage with a car lift, overhead storage, or a low or vaulted ceiling. They are the most expensive option and they require a torsion spring system to work with.

Horsepower is about the door, not about ambition

Opener horsepower ratings describe how much the unit can move, and a heavier door needs more. A standard single steel door is comfortable on a half-horsepower unit. A double steel door, or any insulated door, is better on three-quarter horsepower. Solid wood, wood overlay and full-view glass doors are heavy enough to warrant a full horsepower or a DC motor equivalent.

Undersizing shows up as a unit that runs hot, strains in cold weather and dies early. Oversizing wastes money without hurting anything. The relevant point is that the opener should be chosen after weighing the door, which is a step big-box installers routinely skip.

Features worth paying for, and features that are decoration

Battery backup is genuinely useful here, and in some states it is now mandatory on new installs. A power cut with a car inside means either a hand-lift on a heavy door or a walk. Storms take the power out often enough in DuPage County to make this worth the modest premium.

Built-in Wi-Fi and phone control lets you check whether the door is open from the road and let a delivery or a family member in. In practice this is the feature people use most after installation. Integrated cameras and speakers are pleasant and rarely essential. A soft-start, soft-stop DC motor makes a real audible difference on a bedroom-over-garage layout, which is worth more than another app feature.

What a correct installation includes

The rail is mounted level and square to the door, the header bracket is fastened into solid framing rather than drywall, and the opener is hung on rigid angle iron rather than perforated strap where the ceiling allows it. Photo-eye sensors go on within six inches of the floor on both sides and get aligned and tested. Travel limits and force settings are set so the door seals at the floor without pushing into it, and the reversal test with a solid object on the floor is done before we leave.

We also check the door itself while we are there. Installing a new opener on an unbalanced door is the reliable way to kill a new opener, so if the springs need attention we will say so before, not after.
